What the report includes
Overall condition of the roof surface, material integrity, and visible wear across Shingles, Tile, and Flat systems.
Every flashing point checked: chimneys, vents, skylights, and edges. We document condition and flag anything that is open or failing.
We look for spots where water can get in due to improper installation, failed sealants, or open gaps around penetrations.
We estimate the age and remaining useful life of the roof based on material condition and visible wear indicators.
Clear photos of every area inspected, organized and included in the report so you can see exactly what we saw.

This inspection covers visible roof conditions only. Underlayment is a concealed component and cannot be directly inspected. We estimate its condition based on reported leak history and the estimated age of the roof.
